What is loan insurance?
Loan insurance is a guarantee that covers the monthly payment or the remaining capital of a loan in the event of certain occurrences such as: Death, Total and Irreversible Loss of Autonomy, Total or Partial Permanent Disability, Temporary Work Incapacity.
Loan insurance is used to cover real estate loans for primary residence projects, secondary residence projects, or rental investments (directly or through real estate investment trusts).
In the case of loan insurance for a real estate loan, it is important to understand that the insured parties are the borrowers of the loan contract and that the beneficiary of the insurance is the lending institution.
Although there is no legal requirement for borrowers to take out such insurance, in practice this insurance will be requested almost systematically by lending institutions.
The Lagarde law (of 2010) allows you to freely choose the insurance of your choice when negotiating your loan.
As for the Lemoine law, which came into effect in September 2022 for all existing insurance contracts, it allows you to choose another more advantageous contract at any time.

Which is the most important criteria to get a mortgage in France?
The more you can personally contribute, the more likely you are to be offered a mortgage from a French bank.
It’s worth remembering that international clients have to fund a personal contribution of at least 25 % (for related costs, such as notary, property and estate agent fees).
Conditions may be easier for French citizens.

You can obtain a mortgage and purchase a home through an SCI (Société Civile Immobilière) or SARL de Famille company.

Seren Finance works with various major banks: BNP, Crédit Agricole, LCL, Banque Populaire, Caisse d’Epargne, CIC…
How much will a mortgage specialist cost me?
Because we work fully independently, we don’t receive any commission from the banks.
Our normal fee is 1.5 % (+ VAT) of the mortgage amount, which is only payable if we’re successful. In other words: until your notary receives the mortgage funds, our services won’t cost you a penny.
Do I need an insurance broker?
Your insurance broker will support you by analysing your current policies and finding you the best guarantees. Furthermore, your insurance broker will help you with your financial contracts in France, such as Contrats d’assurance vie (life insurance policies), Contrats de Capitalisation (capital accumulation) and Plan d’Epargne Retraite (pension savings plans).
What will it cost to check my current mortgage insurance?
We usually charge a €100 fee for our brokerage service. In most cases, our customers make huge savings on their mortgage insurance. We’re paid a commission from our insurance partners.
