Mortgage and insurance brokerage are fully regulated activities

Although the mortgage business in France (Intermédiaire en opérations de banque et service de paiement) must adhere to monetary and financial laws, insurance brokers must comply with the laws of the Insurance code.


All professional insurance brokers must be registered with the Registre Unique des Intermédiaires en Assurance, Banque et Finance (ORIAS), which certifies that all brokers comply with national regulations, have no criminal record, and have received a formal education in insurance or have work experience in the bank and insurance industry. Additionally, ORIAS registered insurance brokers belong to a professional association and are professionally insured.

 

Registered with ORIAS under number 19002749, your broker is a business school graduate from the University of Clermont Auvergne (2017) with a master’s degree in Wealth Management.

 

Your mortgage specialist is registered at the CNCGP (Chambre Nationale des Conseillers en Gestion de Patrimoine).

How can I get a mortgage in France?

  1. Speak to us first via a video call. We’d like to learn more about your plans.
  2. You give us power of attorney to act on your behalf.
  3. We then analyse your supporting documentation and prepare a standard application form.
  4. We conduct a purchase simulation to compare banks.
  5. You have 11 days to consider our offers before having to sign the mortgage contract.
  6. Remaining funding (release of funds) is provided.

Which is the most important criteria to get a mortgage in France?

The more you can personally contribute, the more likely you are to be offered a mortgage from a French bank.

It’s worth remembering that international clients have to fund a personal contribution of at least 25 % (for related costs, such as notary, property and estate agent fees).

Seren Finance works with various major banks: BNP, Crédit Agricole, LCL, Banque Populaire, Caisse d’Epargne, CIC…

How much will a mortgage specialist cost me?

Because we work fully independently, we don’t receive any commission from the banks.

Our normal fee is 1.5 % (+ VAT) of the mortgage amount, which is only payable if we’re successful. In other words: until your notary receives the mortgage funds, our services won’t cost you a penny. 

Do I need an insurance broker?

Your insurance broker will support you by analysing your current policies and finding you the best guarantees. Furthermore, your insurance broker will help you with your financial contracts in France, such as Contrats d’assurance vie (life insurance policies), Contrats de Capitalisation (capital accumulation) and Plan d’Epargne Retraite (pension savings plans).

What will it cost to check my current mortgage insurance?

We usually charge a €100 fee for our brokerage service. In most cases, our customers make huge savings on their mortgage insurance. We’re paid a commission from our insurance partners.
